THE BUILDING

Design

The property comprises a twenty-four level office tower with a ten level, 450 bay parking building constructed adjacent to and under the main office tower.  The building utilises the fall in the site to accommodate a small lunch bar and building loading dock on grade with Little Bourke Street but at a level below the main entry foyer and Queen Street tenancies.  There are two retail tenancies either side of the main foyer in addition to the lower ground level lunch bar. 

The tower incorporates an intermediate level with two small commercial tenancies that overlook the entry foyer.  The car-parking component occupies the next eight levels before the office tower commences at level 10.  The building has a unique roof top garden over the car parking building that is accessible by all occupiers from level 10.  The multi-level garden has large planters with mature trees that provide a tranquil area above the traffic.

The office tower comprises high and low risers that are serviced by its own lift banks.  A separate bank of shuttle lifts link the carparking levels with the ground and level 10 tower levels.  The main entry to the building is located on the corner of Queen and Little Bourke Streets behind a feature garden bed and sculpture. 

Vehicle access is via three entry points located on Queen Street, for access to the public car park, Lonsdale Street for access to restricted parking areas and Little Bourke Street for access to the loading dock, short stay parking and restricted parking areas. 

Structure

The building structure construction comprises a reinforced concrete core, columns and poured in-situ floors.  The exterior of the parking building comprises pre-cast concrete panels while the office tower is sheathed in a blue tinted, glass curtain wall façade incorporating hermetically sealed, doubled glazed window units and glass spandrel panels.  The tower façade incorporates feature granite around the main entry.

The roof area to level 10 has a waterproof membrane covered in astro-turf while levels 32 & 33 incorporate a bituminous membrane.  The roof over the top of the plant and areas is of framed metal deck construction.

Slab to slab distance is approximately 3.0 metres facilitating a finished tenancy ceiling height of 2.7 metres.  Load ratings are 3kPa for office areas with designated heavy load zones of 7.5kPa on each level.

The property has a semi-offset core located to the north-eastern corner of the building with the lettable space rapping around the core to the south and west.  The core area accommodates all electrical and plumbing risers, toilets, lifts and fire stairs.  Designated plant areas are located in the roof areas of the building and service the entire property.  The core layout changes over the carparking to incorporate a significant number of large storage areas. 

Finishes

Ground floor finishes comprise a combination of marble and granite to the floors, walls and lift core with feature carpet areas located in front of each lift rise.  All other surfaces are of paint- finished render.  Ceilings to the ground floor and common building areas are of flush plastered, suspended gib-rock sheeting while the balance of the lettable areas of the property are acoustic mineral fibre ceiling tiles. 

Common areas around the core are of rendered paint finish with all wet areas being of ceramic tiles, laminex and granite.  The floor lobbies on each level comprise carpeted floors with a feature border of either granite or carpet.  The majority of lobbies incorporate feature suspended light fittings.
