Architects Cameron Chisolm & Nicol designed the office building, which constructed for Wesfarmers Pty Ltd's use and occupation. The project manager was Ballieu Justin Seward Pty Ltd. It comprises 12 office levels, a ground floor foyer and three secured basement levels. The basement accommodates 5 tenant car parking bays per full floor, with 60 bays for short term parking for visitors to the building. The main pedestrian entry from The Esplanade provides the identity for the property. A grand stairway leads from The Esplanade into a double height foyer, superbly finished in marble. A second pedestrian entrance connects the entry foyer directly with William Street.

The designers have adopted novel concepts in the design process to maximise the magnificent southern views of the Swan River. Incorporating full height glass and the use of the large windows around each floor has created a large light source for the floors. These design approaches combine to create open, light and spacious office accommodation.

Motor vehicle access is either from The Esplanade or Howard Street to the rear of the basement level. The Howard Street car park is accessed by MIL key via a roller door that is permanently closed to maintain security. The main car park access is via entry and exit roller doors that are open between 7am and 6pm. Four internal Schindler lifts provide access to the basement, ground floor foyer and office levels.

The structural designers have incorporated heavy load zones, which are centrally located on either side of the floor plate and at the eastern end of the lift core on each floor.


The ground floor foyer has floor to ceiling marble with a flush plastered ceiling. All other common area ceilings are flush plaster finished with tenanted areas being of acoustic mineral fibre tiles.

Extensive lighting is used in the ground floor foyer to highlight the entry to the property. Suspended feature hanging lights illuminate the main lobby.
