Location

40 The Esplanade is strategically located in the heart of the CBD at The Esplanade/ William Street intersection. The property overlooks the Perth foreshore, riverfront gardens and the Swan River to Kings Park. The location offers quick and easy access to cafes and up-market shopping located in the main retail precinct, which is only a short walking distance away from the bulding.

Vehicle access to the property is amongst the easiest in Perth with the northern entry via Howard St and southern entry and exit points located off The Esplanade, The North and South freeway on ramps are within 500 metres of the property. Access to the city and environs are available via Howard St, which will allow traffic onto St Georges Terrace. Public Transport is readily available with the main bus port approximately 200 metres from the property.

The Site

St Georges Tce forms the edge of a small escarpment with all blocks on the Swan River side of the site falling towards the river to the south to The Esplanade. Planning

The site is zoned Commercial under the Perth City Council operative district scheme. This zoning allows for commercial and residential development with a plot ratio of 5:1 plus bonuses or a residential density of R160.
